Peter Hungerford

A well-rounded real estate investor and executive with property management experience across all types of residential housing, Peter Hungerford is the founder and managing principal of PH Realty Capital LLC. He established the company in 2011 and began seeking out investment opportunities in distressed properties, including single-family homes and foreclosed apartment complexes. Peter Hungerford has since grown the firm’s portfolio to include more than 2,000 units, and his total transaction volume now exceeds $5 billion. Under his leadership, PH Realty Capital has expanded to include more than 40 employees at offices in New York City and Rochester, New York. 

Country Manor Apartments

Mr. Hungerford is versed in all aspects of residential property ownership and management, including purchasing and financing, leasing, marketing, construction, and bookkeeping and accounting. He and his employees not only manage all bookkeeping and accounting tasks, but also oversee construction in-house and are working on a ground-up development site to complement the company’s diverse acquisition portfolio. 

Some of the notable properties acquired by Peter Hungerford via PH Realty Capital include Country Manor Apartments and the Hungerford Building in Webster and Rochester, respectively. He purchased Country Manor in 2021 and has since increased average rent by 46 percent after investing $2 million to renovate more than half of its 328 units. In addition, he executed a $5 million value-add construction plan at the Hungerford Building and projects its net operating income will double to $2 million within three years. 

Peter Hungerford co-founded a real estate investment advisory and brokerage in 2004 and managed the firm for nearly five years. During this time, he created cash flow models for property acquisitions and used regression analysis to identify undervalued apartment buildings. 

Complementing more than 15 years of experience in the real estate industry, Peter Hungerford holds master’s degrees in finance and operations research from Columbia University. He earned a bachelor of science in accounting and economics from the Martin J. Whitman School of Management at Syracuse University.
